Selig Enterprises Heads Toward Foundation Work For The Works Multifamily Project

Developer Selig Enterprises is advancing toward vertical construction on its five-story, 300-unit apartment project for its development The Works, according to a series of permit filings to begin foundation work at 1301 Chattahoochee Ave.

The Upper Westside project will total about 355,000 square feet of floor area and rise almost 65 feet, taking shape on a now-vacant, roughly 5-acre parcel bounded by Chattahoochee Avenue to the south, Chattahoochee Row to the east, Van Heusen Boulevard to the west, and other buildings that are part of The Works to the north, plans on file with the city of Atlanta show.

Permit filings submitted this month call for construction of the community’s 554-space automobile parking deck and apartment building foundation, listing a total cost of construction for the work of about $9.4 million.

The project will hold most of the units planned as part of The Works. Selig Enterprises’ plans call for the 80-acre development to eventually include 500 units, 500,000 square feet of office space, 350,000 square feet of retail and entertainment, and 200 hotel rooms.

An array of tenants have already opened or will soon open new locations within the project, including 31-vendor food hall Chattahoochee Food Works and dog park Fetch Park.

At 1301 Chattahoochee, residents will have access to an amenity package that includes a pool courtyard, 2,400-square-foot fitness room, game room, clubroom, and 1,650-square-foot co-working space. The planned unit mix consists of five studios, 203 one-bedrooms, and 92 two-bedrooms.

The architect for The Works multifamily project is shown as Atlanta-based firm Rule Joy Trammell + Rubio in plans on file with the city.
